How to use it
Enter the homes you have seen or found in listings: price, area, rooms, monthly costs (service charges, utilities, taxes), commute time, and your own 1–5 marks for condition and neighbourhood.
Then set the weights. If the commute matters more than size, give it 5 and size 2 — the ranking updates instantly. Try a few weightings: a home that stays near the top in all of them is usually a safe choice.
Checklist before you decide
- Visit at different times of day: noise, light, parking and the commute at rush hour.
- Ask for the real monthly costs: service charges, utilities, property tax and planned repairs.
- Check the documents: ownership, debts or liens on the property, permits for any alterations.
- Compare the price per m² with similar listings nearby to see whether the asking price is fair.
- Get your mortgage pre-approved before you make an offer.
